What is your property worth?
A price built from what has actually closed near you and from knowing the street, not from an automated estimate.
Four things that decide what you get for it.

01
What it is worth on this street
Priced against what has actually closed within a few blocks and in the last few months, not against a city-wide average. In Jacksonville the gate, the school zone, the flood zone and the year the roof went on move the number more than square footage does.

02
Ready before anyone walks in
Survey, permit history, HOA or CDD documents, and an honest list of what to fix and what to leave. A buyer's lender will ask for most of it eventually. Having it ready is the difference between a two-day delay and a re-negotiation.

03
Photographed and put in front of people
The MLS is the floor, not the plan. Your house also goes to an audience of more than twenty-one thousand people who follow me because they want to look at Jacksonville houses — which is a different kind of reach from a listing sitting in a feed.

Offer to closing table
Inspection response, appraisal, title, the survey, the walkthrough. This is the stretch where deals are actually lost, and it is the part I do not hand off.
Somewhere between the offer and the closing table, we become a team. Inspections navigated. Appraisals protected. Deadlines managed. Emotions steadied. That is what the job actually is on most days, and it is the part nobody photographs. I came to selling houses from managing them and from new construction, which is an unusual way round and a useful one: I have leased buildings, run them, and sold homes that did not exist yet except on a plan. All three teach the same lesson. The money is made or lost in the details — the survey, the permit history, the fee nobody mentioned, the week the rate lock runs out.
Coffee in one hand, contracts in the other.
