About

Chicago to Jacksonville, by way of the management office.

Rema Wilson has held a Florida real estate license since 2013 and works Jacksonville and the towns either side of it. She hangs that license with House & Haven, the independent brokerage on Perimeter Park Boulevard.

She came to Jacksonville from Chicago. Her background is property management and new construction homes — she has leased buildings, run them, and sold houses that existed only as a plan and a lot number — and she has been recognized along the way for top sales in new home construction, for top leasing, and for her work in property management.

That route through the business shows up in how she works. Someone who has managed property knows what a building costs to hold and what actually breaks. Someone who has sold new construction knows that a builder's contract is written by the builder, that the model home is not the house, and which incentives are worth asking for. Both are unglamorous advantages, and both tend to matter most at the moment a deal is about to go wrong.

Away from the closing table she volunteers at homeless shelters, which she says is the part of living here she would keep if she had to choose. Her own summary of why she joined a boutique firm rather than a large one is shorter than anything written above: find your people and do life there.

REALTOR® · Jacksonville, Florida

I've been licensed in Florida since 2013 and have called Jacksonville home since moving from Chicago. My experience extends beyond traditional real estate sales. Through property management, new construction, and real estate investment, I learned to look at a property from more than one angle — how it's built, how it's managed, what it's worth, and what it could become. That experience gives my clients a different perspective when they're buying, selling, relocating, or investing — and somewhere along the way, I became something of a dream-home finder.

Why Rema

What a local agent is actually for.

  • A first house, without the panic

First-time buyers are most of the reason this job is worth doing. Jacksonville is still a city where a first house is reachable, and the difference between a good one and an expensive mistake is almost never the price — it is the roof, the flood zone, the fees, and whether anyone explained them to you before you signed.

  • New construction, read properly

I sold new homes before I sold resales, and I was recognized for it. A builder's contract is not the standard Florida form, the model is not the house you are buying, and the incentives are worth real money if you know which ones move. Having someone on your side of the table costs you nothing — the builder has already priced it in.

  • Investment and rental property

My background is property management, which means I have seen what a building actually costs to hold rather than what a spreadsheet says. Turnover, vacancy, the age of the systems, what the roof does to the insurance quote, and what a unit genuinely rents for on that street — not what the listing estimates.

  • Moving on orders

Jacksonville is a Navy town — NAS Jacksonville, Mayport, Blount Island — and a PCS move runs on a clock somebody else set. VA financing has its own appraisal rules about roofs, well water and wood-destroying organisms, and knowing them in advance is the difference between closing on time and starting again.

For sellers

Priced on your street, and ready before the first showing.

Jacksonville is not one market and a county average will not price your house. A 1988 pool home in a gated Orange Park club, a 2004 two-story behind a gate off Southside, and a 1940s bungalow in Murray Hill answer to three different sets of buyers. We price against what has genuinely closed near you, settle the survey, the permit history and the HOA or CDD paperwork before a buyer's lender asks for it, and pick the week to go live.

For buyers

The costs that are not the asking price.

For first-time homebuyers especially, the number on the listing is rarely the number that decides it in Northeast Florida. Flood zone and what the policy actually costs on that specific address, the CDD bond on a newer community, the HOA, the roof's age and what that does to your insurance quote, and — if you are moving on orders — what a VA appraisal will and will not accept. These are checkable before you fall for a house, and they are cheaper to check than to discover.

How buying works
Frequently asked

The questions that come first.

What areas do you cover?

Jacksonville and Duval County, the Clay County towns across the river — Orange Park, Fleming Island and Middleburg — and the beaches, from Atlantic Beach and Neptune Beach down through Jacksonville Beach and Ponte Vedra Beach.

Do I need flood insurance in Jacksonville?

It depends on the specific address, not the neighborhood, and the honest answer is that plenty of houses outside a mandatory zone still flood. Whether it is required comes down to the flood zone and your lender; whether it is wise comes down to elevation and what the street did in the last storm. Both are checkable before you make an offer, and the premium can differ by thousands between two houses that look the same from the curb.

What is a CDD fee, and should it put me off?

A Community Development District bond is how a lot of newer Northeast Florida communities paid for their own roads, drainage and amenities, and you repay a share of it on your tax bill on top of any HOA dues. It is not a reason to avoid a community — it is a reason to know the figure and how many years are left on it before you compare that house to one without it.

I am buying new construction. Do I still need an agent?

Yes, and it does not cost you more — the builder has already budgeted for it. The sales agent in the model home works for the builder. Their contract is not the standard Florida form, the model is not the house you are buying, and the incentives are negotiable in ways that are not advertised. This is the part of the business I came from.

We are PCSing to Jacksonville. How early should we start?

As soon as you have orders. VA appraisals have their own requirements — roof condition, wood-destroying organisms, well and septic where they apply — and they are the most common reason a military closing slips. Knowing which houses will clear before you write an offer is most of the work.

How do I find out what my property is worth?

Ask for a valuation. It is built from what has actually closed near you rather than from an automated estimate, and nothing is attached to it.

Why Rema

Somewhere between the offer and the closing table, we become a team. Inspections navigated. Appraisals protected. Deadlines managed. Emotions steadied. That is what the job actually is on most days, and it is the part nobody photographs. I came to selling houses from managing them and from new construction, which is an unusual way round and a useful one: I have leased buildings, run them, and sold homes that did not exist yet except on a plan. All three teach the same lesson. The money is made or lost in the details — the survey, the permit history, the fee nobody mentioned, the week the rate lock runs out.

Coffee in one hand, contracts in the other.
