01
The real monthly number
Before looking at anything: mortgage, taxes, insurance, flood if it applies, HOA, and the CDD bond if the community has one. In Northeast Florida those last three separate two houses that look identical on price.
-
02
Seeing the right places
What holds up, and a straight answer about what does not — the roof's remaining life, what the insurer will say about it, whether the street took water in the last storm, and which houses are worth walking away from.
-
03
The offer, explained
What you are signing, what is negotiable, and what the inspection actually found. On new construction that also means reading the builder's contract properly, because it is written by their lawyers and it is not the standard form.

04
Through to closing
Title, survey, the insurance binder, the final walkthrough and the closing table. You get walked through it rather than left to work it out.
Somewhere between the offer and the closing table, we become a team. Inspections navigated. Appraisals protected. Deadlines managed. Emotions steadied. That is what the job actually is on most days, and it is the part nobody photographs. I came to selling houses from managing them and from new construction, which is an unusual way round and a useful one: I have leased buildings, run them, and sold homes that did not exist yet except on a plan. All three teach the same lesson. The money is made or lost in the details — the survey, the permit history, the fee nobody mentioned, the week the rate lock runs out.
Coffee in one hand, contracts in the other.
